What Charleston does to a window
The Charleston peninsula sits between the Ashley and Cooper Rivers with the harbor at its tip, and the glass takes salt from all three. South of Broad, the Battery, Murray Boulevard and Ansonborough take a damp haze off the harbor on every east wind, heaviest in a nor'easter or a fall storm when the spray carries blocks inland, and the king tides in the fall leave a salt line on the lower glass of the low-lying streets. The old single-pane sashes and storm windows on the historic houses sweat on cold mornings and trap grime between the two layers.
Under the salt is the canopy. Harleston Village, Hampton Park Terrace, Wagener Terrace and the streets around Colonial Lake sit under live oaks that are centuries old, and from late February into April the pollen covers every pane, piazza screen and sill in the city. Spanish moss and oak leaves drip tannin after every rain for the rest of the year, and the deep shade keeps north-facing glass damp enough for mildew in the corners of the frames. West of the Ashley in Avondale, Byrnes Downs and South Windermere the problem is the same oaks plus well-water sprinklers that leave orange iron streaks on the lower panes.
We keep it from building up by working each neighborhood on a set day. Most peninsula and West Ashley homes do well on a quarterly plan, with a spring visit timed to the end of pollen season. Homes on the Battery, the harbor or the rivers usually want every two months. We know the parking and alley access on the peninsula and work the historic blocks early before the street fills up.

A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Charleston?
Homes under the oaks in Harleston Village, Hampton Park Terrace, Wagener Terrace and Avondale do well every quarter, which keeps pollen, tannin drip and mildew from building up. Homes on the Battery, the harbor or the Ashley and Cooper Rivers do better every two months because of the salt. Most people have the inside glass done once a year.
Do you work in the gated communities?
Yes. We work in the Crescent and Wappoo Heights, and in the downtown condo buildings on the harbor and along King Street with front-desk or fob access. Just add us to your gate list or tell us the procedure when you book.
Can you remove hard water spots from sprinklers?
In most cases, yes. Mineral spots from sprinkler overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
