What Kiawah and Seabrook does to a window
Kiawah and Seabrook have more glass facing salt water than anywhere else on our Charleston routes. The oceanfront homes and villas along the Kiawah beach and at Seabrook's north beach take spray straight off the Atlantic on every east wind and dry a white film within a week of a cleaning, and a nor'easter carries the salt across both islands to the Kiawah River and Bohicket Creek side. Cassique, Kiawah River and the Johns Island creek-front lots take a damp marsh haze every morning instead. In summer the film bakes on the sun side and starts to etch.
Inland the islands are maritime forest, and the live oaks and palmettos over the interior lots and the golf courses drop pollen for six weeks each spring and tannin after every rain for the rest of the year. The deep shade keeps north-facing glass damp enough for mildew in the corners, the lagoons behind most lots keep the back glass damp, and blowing sand scratches the lower panes. On Johns Island the oaks along River Road are among the oldest in the state. Many Kiawah and Seabrook homes sit closed for weeks, which is exactly when salt film does the most damage.
Oceanfront and marsh-front homes on Kiawah and Seabrook do best on an every-two-months plan, and many go monthly in the windy months. Interior lots and Johns Island homes do well quarterly, with the inside glass done once a year either way. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Kiawah and Seabrook?
Every two months for oceanfront and marsh-front homes on Kiawah and Seabrook, and monthly for oceanfront glass in the windy months. Interior lots and Johns Island homes sometimes stretch to quarterly in summer. Most people have the inside glass done once a year.
Do you work in the gated communities?
Yes. We work in Kiawah Island, Seabrook Island, Cassique, Kiawah River and Headquarters Plantation, and in the oceanfront villa buildings on Kiawah with fob access. Just add us to your gate list or tell us the procedure when you book.
Can you remove hard water spots from sprinklers?
In most cases, yes. Mineral spots from sprinkler overspray need a dedicated treatment rather than regular cleaning. Tell us about them on the quote form and we will look at them on the first visit.
